Benchmark Capital is progressing plans for a boutique residential development in Northbridge, strengthening its investment pipeline across Sydney’s tightly held Lower North Shore.

WMK Architecture has been appointed to lead the design of the project, bringing its context-driven approach to a site positioned moments from Northbridge Plaza and the local town centre, with convenient access to the Sydney CBD.

The proposed development comprises a boutique collection of 31 residences across six levels above basement parking, with the design focused on the needs of owner-occupiers and downsizers.

Generous, functional layouts, expansive private open spaces and the site’s leafy outlook and view corridors will form key elements of the proposed residential offering.

The project aligns with Benchmark’s approach of investing in established Sydney markets characterised by limited development opportunities, strong local amenity and sustained owner-occupier demand.

Fawaz Sankari, CEO of Benchmark Capital, said:

“Northbridge has many of the characteristics we look for when assessing an opportunity — scarcity, strong amenity, connectivity and a deep owner-occupier market. Our focus is not simply on acquiring sites; it’s about identifying locations where the fundamentals give us confidence in the investment over the full development cycle.”

Benchmark will continue working alongside development partner FYVE and the broader consultant team as the project progresses through planning and design.
